Three single storey basements for a 3-block tower block. Grade 2 and Grade 3 environments with key warranty provider involved so requirement for combined waterproofing system under BS8102:2009.

THE CHALLENGE

To provide a waterproofing design with a single point warranty for a structure requiring different grades of waterproofing across three basements. The different environments included a car park designated as a Grade 2, a spa plus swimming pool designed to water retaining codes and Grade 3 habitable areas. The client ultimately wanted a single point warranty that covered all these elements, so Xypex was specified as a single form for the car park and spa areas while Xypex combined with Hydroswell BentoGuard membrane was utilised for the Grade 3 areas.

THE XYPEX SOLUTION

Due to Xypex’s self-healing crystalline technology, warranted to self-heal up to and including 0.4mm, Xypex Admix was successfully used in the Grade 2 areas while Xypex + Hydroswell Membrane (externally applied Type A Bentonite Membrane) was used in conjunction with all Xypex construction joint detailing and backed by SMR Projects comprehensive on site technician support.

THE RESULTS

The minimum level of performance Xypex gives is a Grade 3 (BS8102:2009). The use of Xypex + Hydroswell BentoGuard Membrane on this project ensured that all elements met the requirements of the warranty provider, either as a single or as a combined waterproofing system, all with a single point of warranty and a single source of supply for the client.
