Got a waterproofing challenge?
Get in touchThe Whittle Estate is a modern industrial and warehouse development located in Whetstone, Leicester. Overseen by Triton Construction, the scheme provides high-quality commercial units designed to meet contemporary logistics and industrial demands, with completion targeted for 2026.
Given the nature of the development and the requirement for durable, long term performance, a robust waterproofing strategy was critical, particularly within below-ground structures and exposed concrete elements.
To achieve a high-performance waterproofing solution, a combined system was adopted
incorporating:
This dual approach ensured both integral waterproofing within the concrete matrix and
external barrier protection, aligning with best practice for structural waterproofing design.
Xypex crystalline waterproofing was used to enhance the durability and impermeability of
the concrete. The system works by forming crystals within the concrete structure, reducing
permeability and enabling self-healing of microcracks over time.
This approach provides long-term protection and eliminates reliance on surface-applied systems alone, contributing to extended service life and reduced maintenance requirements.

During construction, some areas of honeycombing were identified within the
concrete. These were addressed through a structured remedial process:
This proactive approach ensured that all compromised concrete was rectified prior to final
waterproofing performance being relied upon.
The use of the Delta Amphibia external membrane provided an additional layer of
protection, particularly suited to:
The compatibility between Xypex and the external membrane system allowed for a belt-and-braces waterproofing strategy, reducing risk and enhancing overall system resilience. The Delta Amphibia membrane can also function as a radon barrier.
The Xypex waterproofing system was supplied by SMR Projects Ltd, who played a key role beyond material supply, providing hands-on technical assistance.
SMR Projects provided:
Their involvement ensured that the system was installed in accordance with best practice and manufacturer requirements.
This approach reflects SMR Projects’ wider methodology, where early-stage technical
collaboration and site engagement help optimise waterproofing performance and reduce construction risk.
